It is important to discuss all of these items early so we can help you formulate a plan to prepare and sell within your timeline for the highest possible price.
Knowing how to price your home is one of the most important parts of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other Real Estate Agents and prospective buyers. Overpricing your home could lead to reduced interest, and underpricing leads to receiving less than what your home is worth. Working with a Real Estate Agent is the best way to determine the right selling price for your home. An agent with experience can determine what other comparable homes are selling for, evaluate the current market, and may even suggest a home appraisal. We will also be able to tell you what preparations or improvements need to be made to make your home the most marketable with a minimum level of cost. It is important to know which repairs or improvements are necessary, and which ones will be worth the additional investment. We are experts at determining this balance.
If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you establish the price range for your home, it’s time to start getting it ready to be shown to potential buyers. This includes removing clutter, depersonalizing the space so that buyers can envision themselves in the space, making small repairs and possibly some improvements, and performing a deep clean to make sure your home is in pristine condition. The exterior is often just as important as the interior to make a great first impression to potential buyers.

Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. We will evaluate the terms of each offer and make sure the party making the offer is pre-approved by a mortgage lender or if it’s a cash offer, that they have sufficient funds to close. Our specialty is negotiation. We will advise on the strength of the terms and negotiate on your behalf to make sure we establish an acceptable contract for all, and one that you are happy with accepting. We have extensive experience in crafting incredibly creative solutions to make deals work.
Once we have an acceptable offer, we will review the proposed contract to make sure all is in order and it includes the necessary components such as deposit amount, down payment, financing, inspection rights and repair allowances, contingencies, settlement date, and a list of fees and who will pay them. Once there is agreement on all terms by both parties, a final contract will be executed. In Texas, nothing is final until it is in writing. The typical timeline between executing an offer and closing on a sale is roughly 30-40 days.
You have accepted an offer and are now very close to the end of your selling journey. There are several milestones that must take place before we can officially close. First, the buyer will likely hire an inspector to inspect the property. Based on findings from this inspection, the buyer may try to negotiate repairs or concessions during their due diligence period. Our team will be there to help guide you through this process and negotiate the best possible outcome. Following inspections, the buyer’s lender will need to formally approve the buyer for their loan and in most cases have the property appraised by an independent third party. Once these final two loan conditions are met, you are nearly finished. You will need to make arrangements to move out of the home and arrange a final cleaning prior to the closing day so the new buyer can take possession. There are ways to negotiate the ability to stay in your home after closing if you need more time, this is something we can discuss if you have that need.
You’ve reached the last step in the selling process! When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. We will meet with the title company closing the transaction to sign the final paperwork. Prior to this time, you will need to handle final details such as canceling utilities, cable, and lawn or trash services, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home. We will remind you of all the things that need to be done throughout the process.
